Lincoln property and your mortgage

A mix of Victorian uphill and downhill terraces, 1930s semis, modern estates and city-centre flats. Lincoln is famous for its medieval Cathedral and Castle, home to an original 1215 Magna Carta, the cobbled Steep Hill and Bailgate, the Brayford Pool waterfront and the University of Lincoln. With average prices around £215,000, we will tell you honestly what you can borrow and which lenders suit the kind of home you are buying.

One named adviser, start to finish

You deal with the same adviser from the first chat to the keys, handling the application, talking to the lender and chasing your solicitor so nothing lands on you unexpectedly.

Why use a mortgage broker

A mortgage broker beats going direct

One bank shows one bank’s deals. We compare the whole market and do the legwork, often finding a rate you could not reach alone.

Going direct to one lender
  • One lender, one shelf of deals
  • You fill in the forms and chase progress
  • Criteria hidden in the fine print
  • A computer-says-no can end it there
  • No one in your corner if it stalls
With Spolton, whole of market
  • The whole market compared for you
  • We handle the application end to end
  • Criteria explained in clear, everyday terms
  • Declined elsewhere? We know who says yes
  • A named adviser who chases it for you
  • Free until your mortgage offer is approved

Your home/property may be repossessed if you do not keep up repayments on your mortgage.

My husband and I decided to buy our first home together after renting for nearly 16 years and felt we needed guidance and advice. From the moment we first got in contact with Nick Spolton I felt in safe hands, Nick then introduced us to Tom Clifton one of Spoltons Mortgage Advisors who we had our 1st meeting with to discuss everything in detail and to dicuss what we were looking for and how Tom could help us. Personally I couldn't imagine having done any of this process without the help of Tom! Absolutely, we managed to secure a Mortgage at a good rate and now are the proud owners of our very first bought home together. Absolutely nothing.

Real stories

How we helped Kelsey buy her first home in Sleaford

A single first-time buyer in her twenties needed to borrow above the usual income multiple to buy in Sleaford. Tom found a mainstream lender, Accord, whose criteria fit, and completed in just over a month.

The situation

As a single applicant in her twenties, affordability was the biggest part of the case. Kelsey was employed as a Customer Adviser and had a £20,000 deposit, but she needed to borrow more than a standard income multiple calculation might usually allow.

The turning point

Tom identified that Kelsey needed some additional borrowing power, because she was looking to borrow above a typical 4.5 times income calculation. That did not mean the case had to be pushed straight to a specialist lender charging much higher rates. Instead, Tom looked for a mainstream lender whose affordability criteria matched her circumstances.

The solution

The mortgage was arranged with Accord Mortgages on a five-year fixed rate: a £160,000 purchase, a £140,000 mortgage with Kelsey’s £20,000 deposit, at 88% loan to value over a 40-year term.
