We are a family-run mortgage and protection service in Sleaford, advising people across Lincolnshire. Whatever stage you are at, here is who we help and how.

First-time buyers

We help you turn a deposit and a salary into your first set of keys: agreements in principle, affordability, 5% and low-deposit mortgages, gifted-deposit arrangements, and mortgages that work alongside the main first-time buyer schemes, including Shared Ownership, the First Homes scheme and the government Mortgage Guarantee Scheme. We can also point you to savings boosts such as the Lifetime ISA.

Home movers

Moving up, down or across, we work out whether to port your existing mortgage or arrange a new deal, including let-to-buy if you are keeping your current home, and manage the mortgage side of the move around your dates.

Remortgaging

How we helped Kelsey buy her first home in Sleaford

A single first-time buyer in her twenties needed to borrow above the usual income multiple to buy in Sleaford. Tom found a mainstream lender, Accord, whose criteria fit, and completed in just over a month.

The situation

As a single applicant in her twenties, affordability was the biggest part of the case. Kelsey was employed as a Customer Adviser and had a £20,000 deposit, but she needed to borrow more than a standard income multiple calculation might usually allow.

The turning point

Tom identified that Kelsey needed some additional borrowing power, because she was looking to borrow above a typical 4.5 times income calculation. That did not mean the case had to be pushed straight to a specialist lender charging much higher rates. Instead, Tom looked for a mainstream lender whose affordability criteria matched her circumstances.

The solution

The mortgage was arranged with Accord Mortgages on a five-year fixed rate: a £160,000 purchase, a £140,000 mortgage with Kelsey’s £20,000 deposit, at 88% loan to value over a 40-year term.
