Remortgaged with no fee at all because they switched our rate with our existing lender. Saved us a small fortune and were completely upfront about it.
Verified VouchedFor review, remortgage in Grantham

If your fixed rate is ending soon, doing nothing is the expensive option. Lenders move you onto their standard variable rate, which is usually far higher than the deals on offer. A well-timed remortgage can save a meaningful amount every month, and we make the whole switch simple.

Your bank is not the whole market

Your current lender will only ever show you its own retention deals. We compare those against the entire market, factor in any early repayment charge, and tell you honestly where you are best off. Sometimes the answer is to stay put, sometimes it is to move, and we are upfront either way.

No fee on a like-for-like switch

If the best advice is simply to switch rates with your existing lender on a like-for-like basis, we charge you nothing at all. Where moving lender wins, we handle the full application and chase it through so your new deal starts the day your old one ends.

Is this you?

  • Coming off a fixed rate in the next six months
  • Sitting on your lender's standard variable rate

Why a broker

Why homeowners remortgaging use a mortgage adviser

Your own bank will only ever show you its own retention deals. We compare those against the whole market, factor in any early repayment charge, and tell you honestly where you are best off, often saving more than the cost of advice.

Going direct to one lender
  • One lender, one shelf of deals
  • You fill in the forms and chase progress
  • Criteria buried in the fine print
  • A computer-says-no can end it there
  • No one in your corner if it stalls
With Spolton, whole of market
  • The whole market compared for you
  • We handle the application end to end
  • Criteria explained in clear, everyday terms
  • Declined elsewhere? We know who says yes
  • A named adviser who chases it for you
  • Free until your mortgage offer is approved

How it works

How we help homeowners remortgaging, step by step

  1. A timely review

We look at when your current deal ends, your balance and your goals, so we act with time to spare rather than in a rush.

  2. Your lender versus the market

We weigh your existing lender's retention offer against the whole market, including any early repayment charge, and show you the real cost difference.

  3. The right call, no fee where possible

If the best advice is a like-for-like switch with your current lender, we charge no fee at all. If moving lender wins, we handle that too.

  4. We do the legwork

We complete the application, deal with the valuation and chase it through, keeping you posted at each stage.

  5. Locked in and sorted

Your new deal starts the day your old one ends, with no costly month on the standard variable rate in between.

Good to know

Remortgaging: your questions answered

When should I start my remortgage?

Around six months before your current deal ends. Offers can usually be held, so starting early locks in a rate while leaving room if something better appears.

Will I have to pay a fee to remortgage?

If the best advice is to switch rates with your existing lender on a like-for-like basis, we charge no fee at all. Where moving lender is better, our standard fee applies and we tell you up front. Our service is free until you receive a fully approved mortgage offer. There may then be a charge which, depending on your circumstances, will typically be £299, payable upon receipt of an approved mortgage offer. Our fee is discounted to £199 for Armed Forces and Blue Light Card holders.

Can I borrow more when I remortgage?

Often yes, for home improvements or other purposes, subject to affordability and the lender's criteria. We will tell you what is realistic before you commit.

What is an early repayment charge?

A fee some lenders charge for leaving a fixed deal early. We always factor it into the comparison so the saving we quote is the real one.

Do I need to leave my current lender?

Not necessarily. Sometimes staying put on a new rate is the best move. We compare both so the decision is based on your numbers, not loyalty or habit.

We were looking to remortgage to lock in an ongoing deal at the end of our current one Nick did all the leg work to give us a number of options to fix the interest rate over a few different terms. These were all well explained and throughly.vetted to ensure we.were.informed. Yes we have Nothing, we will be using them.again in future when it is time.to go through the process again
