Heads-up on eligibility: most of the Sleaford schemes carry a local connection requirement, and all follow the national rule of a household income under £80,000. More on that at the end.
Shared ownership developments in Sleaford
There are four developments in and around Sleaford selling shared ownership homes right now. Two sit at Handley Chase, and two at Holdingham.
Handley Chase, Sleaford (Platform)

The Shermont is the only shared ownership home available here at the moment, and at £50,625 it is the cheapest way into a new build in Sleaford by some margin. Rent to Buy has more choice: the Shermont at £660 a month, a three-bedroom Hayton terrace at £800, and a four-bedroom Taywood at £960 (currently reserved). The shared ownership homes here need a local connection to Sleaford; the Rent to Buy homes do not.

Shares here run from 25% to 75%, so the advertised price is not the floor. There is currently £2,000 towards moving costs on selected plots. Spire View is the shared ownership part of Bellway’s Quarrington Edge site, which is why the two names come up together: Bellway sells the open-market homes, Amplius sells these.

Nine shared ownership plots, far more choice than anywhere else in Sleaford, and the only place offering four-bedroom shared ownership homes. Persimmon’s own site only shows six until you press “Show More”, and there are also Wentwood two-bedroom shared ownership bungalows here, which is unusual and worth a look if single-storey living matters. One thing that is not obvious from Persimmon’s site: some plots are also marketed through sales agents at lower share percentages. A 40% share of a three-bedroom semi on Anemone Way has been advertised at £91,800, which beats anything on Persimmon’s own listing, so it is worth asking.

Minimum deposit is £5,738, with an estimated £916 a month all in (£602 mortgage, £263 rent, £51 service charge), and a £1,500 contribution towards legal fees on reservation. This is the last home on Sage’s part of Holdingham Grange, so it may be gone by the time you read this. Local connections apply. You may still see older Sage plots advertised on portals at much lower prices, but those listings are out of date.

Rent to Buy in Sleaford
If a shared ownership deposit is out of reach right now, Handley Chase (Platform) also offers Rent to Buy, where you rent a new home at a reduced rate while you save. Current options include the Shermont at £660 a month, a three-bedroom Hayton terrace at £800, and a four-bedroom Taywood at £960. Unlike the shared ownership homes, Rent to Buy here has no local connection requirement.
Sleaford developments that do not offer shared ownership
These come up a lot in searches, so it is worth being clear: all four are open-market only.

Am I eligible for shared ownership in Sleaford?
The national rules are the same everywhere: your household income needs to be under £80,000 a year, and you need to be a first-time buyer, a former homeowner who cannot afford to buy now, or an existing shared owner looking to move. The Sleaford-specific catch is the local connection requirement. Platform states it plainly for the shared ownership homes at Handley Chase, and Sage applies it at Holdingham Grange. Persimmon does not mention it on their development page, but their shared ownership policy allows priority on local-connection grounds where planning conditions require it, so do not assume you are clear until you have asked.
