Can a self-employed first-time buyer get a mortgage?
Yes. Being self-employed does not stop you buying your first home. You need a lender comfortable with how you are paid, and we match you to one.
How lenders assess self-employed income
Most want one to two years of accounts or tax calculations (SA302s). Sole traders are judged on net profit; company directors on salary plus dividends, or retained profit. The right lender depends on how your business is set up, which is where whole-of-market access earns its keep.
Buying your first home with under a year’s accounts
Harder, but not impossible. A minority of lenders consider one year’s figures, sometimes with an accountant’s reference. We will tell you honestly whether to apply now or wait.
What deposit do you need?
The same as any first-time buyer, often from 5%. Being self-employed affects how your income is assessed, not the deposit. See our 5% deposit page and deposit calculator.
What it costs
Free until your mortgage offer is approved. Then a fee, typically £299, or £199 for Armed Forces and Blue Light Card holders. Your home may be repossessed if you do not keep up repayments on your mortgage.
