How lenders assess buy-to-let
Buy-to-let lending is based mainly on the rent, not your salary. Lenders apply an interest coverage ratio (ICR), commonly 125% for basic-rate taxpayers and 145% for higher-rate, stress-tested at a notional rate of around 5.5%. This calculator shows the maximum loan the rent supports and your gross yield.
Criteria vary widely between landlord lenders, and the right one depends on your tax position, portfolio and the property. As a whole-of-market broker we find the lender that fits.
